Sharktooth the E.M.P.O.A really would have to go by the current sale price, that being said the Architectural Committee sets it at the minimum of 1000 square feet actual living area heated, not including decks, garages, sheds,ect. This is one reason for variance request. Tiny homes are not allowed as they do not meet the requirements and lead from a conventional home to tree houses, container homes, ect. This would lower property values of the homes in the area.. If the E.M.P.O.A allowed a 3 story container home to be placed beside a $800,000 dollar home or a tree house what would happen to the value of said $800,000 dollar home.I believe it would go down dramatically.
